Your savings have to cover more than the deposit. Stamp duty, registration fees, conveyancing and inspections all come out first. This shows what you'd have left for the deposit, how much you'd need to borrow and your LVR, which is the loan as a percentage of the property's value.

What this doesn't include
- Lenders mortgage insurance. If your LVR is over 80%, LMI may apply. It's often added to the loan rather than paid upfront. Our LMI guide explains it.
- Foreign buyer surcharge. Foreign buyers usually pay extra duty. Use the stamp duty calculator for that.
- Adjustments at settlement. You usually repay the seller for council rates, water and strata levies they've prepaid past settlement.
- Grants. Any grant you qualify for isn't added to your savings here.
Questions, answered
How much deposit do I need?
Many lenders want 20% to avoid LMI. You can often buy with less if you pay LMI, and government schemes may let eligible buyers purchase with a smaller deposit and no LMI. Our deposit guide covers what lenders look at.
What is LVR?
Loan to value ratio. It's your loan as a percentage of the property's value. A $720,000 loan on a $900,000 home is an 80% LVR. Lenders use it to set LMI, and it can affect the rates and features you're offered.
When do I pay these costs?
Inspections are paid before you exchange contracts. A deposit, often around 10% though it can be less, is usually paid at exchange. Stamp duty, registration fees and the rest of the deposit are generally paid at or before settlement, usually through your conveyancer.
Can I borrow to cover the costs?
Usually costs come from your savings. Some lenders may let you borrow a little more if your LVR and borrowing power allow it, but that often means paying LMI or more of it.
