Menai is one of the Shire’s newer family suburbs, largely built from the 1980s onwards on the western side of the Shire. It’s almost all houses, many with four or five bedrooms on generous blocks, with Menai Marketplace at the centre and bushland around the edges. Units are rare: fewer than 20 sold in the past year.

Without a train station, Menai suits families who drive, and most buyers here are upsizing into more space. That means bigger loans, so structure matters: offset accounts, splitting fixed and variable, and how the new loan fits around the sale of the old home. Blocks near the bush can also raise bushfire questions for building and insurance.
