The Woolooware market, from a lending angle
Woolooware sits between Caringbah and Cronulla, home to the Sharks’ ground and the newer Woolooware Bay town centre on the water. That precinct has added a large number of new apartments over the past decade, alongside established family houses on the streets towards Cronulla. Around 90 units and 65 houses sold here in the past year.
New apartments bring their own lending questions. Lenders look at the strata report and levies, compact one-bedroom units can narrow the lender list, and off-the-plan buyers sometimes find the valuation at settlement comes in under the contract price. Downsizers moving from Shire family homes into the new buildings often need to buy before they sell. On the house side, prices have climbed quickly, so upsizers are often stretching further than they planned.
Woolooware snapshot
| Median | Oct 2025 | Oct 2026 | Change |
|---|---|---|---|
| Houses | ~$1.95m | ~$2.35m | +21% |
| Units | ~$990k | ~$980k | −1% |
Indicative medians as at October 2025 and October 2026, rounded from public market data. Each covers all bedroom counts across the 12 months of sales to that date. In the year to October 2026 that was 67 houses (mostly 3 and 4 bedroom) and 91 units (mostly 1 and 2 bedroom). The jump in the house median is partly real and partly because more 4-bedroom homes sold this year. Changes are approximate. Not a valuation. For current numbers on a specific property or street, just ask.
