Stamp duty (transfer duty) is usually the biggest cost on top of your deposit. In NSW it's charged on a sliding scale, so it climbs quickly as the price goes up. Eligible first home buyers pay none on a home up to $800,000 and less on a home under $1 million.

What this doesn't include
- Other buying costs. Conveyancing, building and pest inspections, mortgage and transfer registration fees and lender fees all come on top.
- Lenders mortgage insurance. If you borrow more than 80% of the value, LMI may apply. Our LMI guide explains it.
- Other exemptions and concessions. Some purchases, such as transfers between spouses, have their own rules.
- Shared purchases. If a first home buyer buys with someone who isn't eligible, the concession may be reduced.
Questions, answered
Who counts as a first home buyer in NSW?
Under the First Home Buyers Assistance Scheme, you and your spouse or partner must never have owned residential property in Australia. You need to be at least 18, buying as individuals (not a company or trust), and at least one buyer must be an Australian citizen or permanent resident. You also need to move in within 12 months of settlement and live there for at least 12 months in a row. Our first home buyer schemes guide covers the other help available.
How is the concession worked out between $800,000 and $1 million?
Eligible first home buyers pay a reduced amount of duty on a home over $800,000 and under $1 million, or vacant land over $350,000 and under $450,000. The closer the price is to the upper limit, the less you save. For the exact figure, use the Revenue NSW first home buyer calculator.
What is the dutiable value?
It's the higher of the price you pay and the property's market value. For most arm's length sales, that's simply the purchase price.
Can stamp duty go on my home loan?
Usually it comes from your savings, on top of the deposit. Some lenders may let you borrow a bit more to cover costs if your deposit and borrowing power allow it. It's worth planning for duty early, because it changes how much deposit you need.
Do foreign buyers pay more?
Yes. Foreign persons buying residential property in NSW usually pay surcharge purchaser duty of 9% of the dutiable value, on top of transfer duty, unless an exemption applies. The first home buyer scheme doesn't remove the surcharge.
