demir.loans
For migration and real estate professionals

Your clients get a home loan specialist who already understands their visa.

Most brokers treat a migrant file as an ordinary file with complications attached. We built a specialised service around it. Every client you refer runs through our documented PR and Migrant Overlay, so their visa, their income and their deposit are understood properly before anything is lodged.

You keep the client relationship. We look after the finance, and hand them straight back to you.

Your clients are not a standard file, and they know it

Someone on a 482 who has been in the country eighteen months is not walking into a bank branch with confidence. They have usually already been knocked back once, or told to come back when they have permanent residency. They do not know whether their overseas savings count, whether their income counts, or whether anyone will take them seriously.

So when you refer them on, you are not just passing along a transaction. You are vouching for someone to look after a client who is already nervous, in a system they did not grow up in.

If that broker treats the file as routine, your client finds out three weeks in, when the lender starts asking questions nobody prepared them for. The settlement date wobbles, your client gets anxious, and you are the one taking the call at 8pm.

We built the PR and Migrant Overlay so that call never happens.

The PR and Migrant Overlay

What your client gets that a standard file does not

A documented pre lodgement workflow applied to every migrant and new PR file we take on. Four things, all done before anything reaches a lender.

Their visa read properly

We work from the grant letter itself, not a summary. Subclass, conditions, expiry and any PR pathway already underway all get recorded up front, because every one of those changes which lenders can be approached.

Matched to a lender that already says yes

Their visa, income structure and deposit source are checked against written lender policy before submission. If a lender cannot accommodate the file, we know on day one instead of at assessment.

Overseas money sorted early

Savings held offshore, income paid in another currency, a deposit gifted by family overseas. We build the clean, auditable trail before an assessor asks for one, because this is what stalls migrant files more than anything else.

The whole process explained

For most of these clients this is their first property in a country whose lending system they have never had to learn. We explain each step in plain English before it happens, so nothing lands as a surprise.

What that means for you: fewer conditional approval queries, a client who feels genuinely looked after, and no awkward call back asking why the finance has gone quiet.

A standard file, and a specialised one

The same client, referred two different ways.

On a migrant or new PR file Treated as a standard file The PR and Migrant Overlay
Visa evidence Gathered when the lender asks for it, usually at assessment Read from the grant letter and packaged before lodgement
Overseas deposit funds Traced under pressure once the assessor queries it Auditable source of funds trail built before submission
Lender selection Chosen out of habit, then tested against the visa Chosen because the written policy already fits the visa
Your client's understanding Assumed. Jargon, silence, and a client guessing Every step explained in plain English before it happens
Who fields the questions Your client, who then calls you Us, with you kept across it
Your visibility Silence until something goes wrong Status updates on every client you send us

What your clients get

01

A broker who knows their visa before they explain it

482, 485, 500, 820, 189, 190, 491, bridging visas and freshly granted PR. Your client does not have to educate their broker about their own situation, which for most of them is a first.

02

Foreign income and overseas deposits treated as normal

Salary paid in another currency. Savings sitting in an account overseas. A deposit gifted by family abroad. Routine files here, not something we have to go and research while your client waits.

03

A service that fits how they actually buy

Timelines built around visa expiry and PR pathways, documents collected securely rather than over email, and the whole thing explained in plain English as it goes.

How we would work together

We are a credit representative of LMG Broker Services Pty Ltd, Australian Credit Licence 517192. We set the referral arrangement up around the way you already work, rather than handing you a process to fit into.

  • We agree how referrals flow before you send the first one. Who contacts your client, when, and what happens if it turns out not to be a fit.
  • Your client is told about the referral arrangement in writing, as part of the credit documentation, before anything is submitted. Nothing about it is a surprise to them later.
  • We keep you posted as the file moves. If something is at risk, you hear it from us before your client hears it from anyone else.
  • The client relationship stays yours. We arrange the finance, we do not cross sell, and we hand the relationship straight back.
  • An honest no when it is a no. If lender policy cannot currently accommodate your client, you hear it early rather than after a decline.

What partners ask before they refer

Who owns the client relationship?

You do. We are engaged to arrange the finance and nothing else. We do not cross sell, we do not market to your client list, and once the loan settles the relationship goes straight back to you.

What actually makes this specialised?

Lender policy on temporary visas, newly granted PR, foreign income and overseas deposits varies enormously between lenders, and it changes often. A generalist broker researches it per file, usually after a problem appears. We work from it as a starting point, and we run the same documented checks on every migrant file before it is lodged.

How is the referral disclosed to my client?

In writing, before anything is submitted, as part of the standard credit documentation. The arrangement between us is set out plainly so your client is never surprised by it later.

Which visa subclasses do you cover?

Skilled and sponsored visas including 482 and 494, graduate visas such as 485, student visas, partner visas including 820 and 801, the skilled permanent subclasses 189, 190 and 491, bridging visas, and newly granted permanent residency. If a subclass sits outside what lenders can currently accommodate, we tell you that on day one instead of taking the file and hoping.

What is the turnaround on a referred file?

We get in touch with your client quickly, and we tell you upfront what to expect on timing for their particular file. The overlay runs alongside the usual document collection, so it does not add time at the front. It removes time at the back, which is where migrant files usually blow out.

How do you keep me updated?

We keep you across the file as it moves, rather than leaving you to guess. If something is at risk, you hear it from us before your client hears it from anyone else.

What does it cost my client?

Nothing. Our Credit Guide sets out how we are remunerated, and it is disclosed to your client in writing before anything is submitted.

Thirty minutes, no obligation, and a clear agenda. Here is exactly what we will cover.

  • The overlay, step by step, and how it applies to the kind of clients you actually see.
  • How we would set the referral arrangement up, so that it fits the way you already work.
  • How referrals flow between our offices, who contacts whom, in what order, and how you are kept in the loop.
